The area called Bayswater is situated in the Northern part of the Hyde Park and the Kensington Gardens. The land had been belonging to the Abbey of Westminster since 1066. The largest parcel of land was held by Bainardus (sometimes spelled as "Baynard"). The land of the Dean and Chapter of Westminster Abbey were owned by Alexander Bond of Bear's Watering in 1720.
The area of Bayswater has always been known for its springs and excellent water quality provided to the households of Baynard. The name of Bainardus had been preserved for at least 6 centuries in its original form until it was renamed to Bayswater.
